How Much Does It Cost to Rewire a House in Kent?
Updated: 15 hours ago
It’s a broad question, because there’s a big difference between a basic rewire and an installation with more sockets, better equipment and a more involved lighting setup.
But to give you a realistic starting point, a basic rewire of a three-bedroom semi starts at around £4,500. For a higher-end installation with more or better equipment, you could be looking at £10,000 or more.
That’s a guide, rather than a fixed price. We need to look at the property and talk through what you want before giving you a proper quotation.
What makes one rewire cost more than another?
The number of bedrooms only tells us so much. Two three-bedroom houses can have completely different requirements.
How much you want installed
A basic installation with standard sockets, switches and lighting is one thing. Extra sockets throughout the house, lots of downlights, outside power and additional circuits all add to the work.
It’s worth thinking about how you actually use each room. Getting enough sockets in the right places makes more sense than wishing you’d added them once everything has been decorated.

The equipment you choose
Standard white sockets and switches help keep the budget down. Decorative finishes, smart controls and higher-end lighting can push the price up, depending on what you choose.
How easy it is to get cables where they need to go
Floor construction, access above ceilings and the routes available for new cables all affect the amount of work involved. Some houses are much more straightforward than others.

Whether you’re living there during the work
An empty house is generally easier to work in. Rewiring an occupied property means working around furniture, belongings and everyday life, which can add time.
If you’re already planning a renovation, that’s a good time to discuss the electrics.
Your property’s earthing system
Across Kent, your home could have any of the three main domestic earthing arrangements: TN-S, TN-C-S (often called PME), or TT. You don’t need to know which you have—we’ll check it as part of the assessment.
Some properties rely on their own earth electrode, usually an earth rod, rather than an earth connection provided by the electricity network. An existing rod may need replacing or improving, or a suitable earth electrode system may need installing.
Any work needed to bring the earthing and protective bonding up to the required standard can affect the rewire price. We’ll explain what your property needs and allow for it in the quotation.

What about filling the walls afterwards?
Our guide prices include basic bonding of chases and basic filling where required.
Chases are the channels cut into walls for the new wiring. We include basic making good of those areas. A final skim finish to the chases is available at an additional cost, but isn’t included as standard. Let us know if you’d like this included in your quotation.
Decorating isn’t included. Depending on the existing walls and the finish you’re after, further preparation may be needed before painting or wallpapering. We’ll explain what’s included when we quote, so you know what to allow for.

How do you get an accurate rewire price?
The best place to start is a look around the property and a conversation about what you need.
You don’t need a complete electrical plan ready, but it helps to have an idea of:
Where you want sockets and roughly how many.
What lighting you want in each room.
Any changes planned for the kitchen or bathroom.
Whether you want outside lighting or power.
Any future plans, such as an EV charger, extension or garden room.
We can then work through the options and put together a quotation for the installation you actually want.

What should you check when comparing quotes?
Make sure you’re comparing the same amount of work.
One quote might allow for a basic installation, while another includes considerably more sockets, lighting and equipment. Check what each includes for making good, testing and certification as well.
A clear specification matters. It helps you understand the price and avoids assumptions about what’s included.
